The area is slower pace and seems like a lot of people in the area are here for work.

(we are past inspection & appraisal - just waiting on loan to close)- There wont be any photos of updated carpet, kitchen cabinets and countertops- I can't show the property in person considering I dont have the keys to proeprty yet- Would be gathering leads for people of who are intersted in hopes of getting it rented out faster If I post the property now, I could probably have a tenant lined up to move in August 1st.

Older people who have resources probably fall for it enough that the company gets by making crazy profits on fewer jobs?!

I've done hundreds of transactions as an investor and can tell you that we are hands-down the fastest and least expensive in Georgia and just about every other state we service. 

I am not sure if it's just a general trend of people going offline en masse, or a sign of waning interest in wholesale discussion since a lot of bad rep is associated with it.

Some people are good at just hiring our specific tasks, but I find it easier to hire someone to come in and do the whole project.Generally, I wait until I have a property under contract to bring a contractor out to walk the property and give me quotes for the work I want done.

The reality is people are making money in virtually every market.

I know some STR investor people from Cincinnatti who are investing into the Red River Gorge (Slade, rogers, campton) area.

I hear a lot of investors complaining about the Philly market and saturation in specific pockets, but early there are still people making money on these deals.
