They tend to not have the self-motivation required to persevere through adversity.

I just have to overcome the hurdle of raising the funds to get started on the investing side lol.

If you are risk adverse real estate, (especially out of state) is not for you.Biggest mistakes I see out of town folks make is buying the cheapest possible properties. 

However, pictures are easy to manipulate and make it very hard to enforce the quality.Additionally, I welcome any personal experiences or challenges you've encountered during your projects and how you managed to overcome them.

What drove you to success and if you had financial troubles getting started, how did you overcome them?

How do "newbies" overcome hurdles without much credibility?

I have paid an attorney more money that I want to find a solution and they want  me to sue the title company.Has anyone had any experience overcoming this obstacle with the county.  

I agree with all and thank you for your insight, but where do you go for a loan that dos'nt require 20% down plus all of the origination fees and closing costs.I am very fortunate, I don't want to sound greedy or risk adverse, but where are the "no money down" deals with creative financing I keep hearing about?

The math has overcome my emotions, however, and I'm ready to get serious.
