The rents are way under market by $200/mo to as much as $400/mo per unit (rents are way under $1.10/unit which is like the minimum we're getting for Cincinnati apartments).It's a SLUM DUNK.We made them an offer they cannot refuse.In fact, the deal is so good we decided to keep the ones that take the least amount of work with the biggest upside and sold the rest (173 units).

Otherwise, I probably won't be able to get enough rent money to cover my expenses or even come close (I expect expenses like mortgage, PITI, etc. to be at least $2100 / month on a $300K house, but I'm a beginner so I may be wrong).Apparently it can also take a year or more to get your house officially zoned as a duplex and can cost a lot of money in paperwork and attorney fees to get it done.
