This is why some (not all) of large brokerages are focused on closing volume and selling whatever is in the listing inventory to buyers whether the property is nice or a piece of crap.I do the opposite.

The only thing I would add is remember that direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other.

It is waterproof and very heavy duty feeling if a piece gets messed up you can just pull it and put down a new one.
