Here's the problem: The home is out of my price range currently and turns a negative buy and hold cashflow according to the rental property calculator (due to high taxes, low down payment and estimated mortgage payment).

Google searches are not that helpful in providing accurate reviews and most of those look negative .. so hopefully if someone's currently using a mgmt company it will be better to get first hand info :)

If you wish you may stipulate a occasional visit by a handyman to assess the condition/perform landscaping/ appliance maintenance, and note any noticeable negative changes to the condition, to make sure the property is kept.

I know folks who had lots of properties which were negative on cash flow in 2009 because they falsely believed that the rents will come in no matter what.
