ALL,, even parts of East Cleveland, ( I know what you're saying this guy is crazy east clev, well pricing there has double tripled or more and IMO going higher, those in the know understand why ) Parma good luck making money there, you missed that boat by 5 years, even GH prices have tripled or more over the last 5, 6 7 years.

The return on your money in a bank is miserable while you wait to get rolling.

One thing to keep in mind is that the tradesperson needs to invest their time and money to do this.

I hate to be the one to tell you this, but your money is gone.  

I'm curious on thoughts surrounding using HELOC/ IRA/ Roth money to purchase rental property if I find the right opportunity vs delaying for a while to save up extra cash. 

Further, this type of operation is not financeable at anything other than the high end of hard money rates.   

They raise the money that is needed to purchase with the financing.  

The seller is getting his money from my 2nd or third on the property.
