If they've communicated well and given me at least a couple weeks notice, I would probably let them go without the termination fee but I would hold them responsible for rent/utilities until a new tenant is placed.

I understand I may not be fortunate enough too get that mentor shouldn’t stop me at all doe I appreciate your feedback!

The one catch, for me at least, was I had to have the funds for the DP, and the seller financing essentially reimbursed me.

Even with an LLC, they still wanted a personal guarantee, and looked at my personal financials for that.Again, that's me at least. 

I’d bet if you crunched accurate numbers you’d see  there’s simply no meat left on the bone in this property by the time it’s all said and done .

This seemed odd to me at first, but it appears to be a common practice.

Generally, there has to be "enough meat on the bone" when rehabbing a property and of course, you'll need to get it priced right.
