If they've communicated well and given me at least a couple weeks notice, I would probably let them go without the termination fee but I would hold them responsible for rent/utilities until a new tenant is placed.

The one catch, for me at least, was I had to have the funds for the DP, and the seller financing essentially reimbursed me.
