@Steve Burrell Hi Steve, Pittsburgh has a fairly decent market of buy and hold rental 100k properties.

IRR sensitivity tables around rents and exit cap rates show that many B and C class properties can absorb a fairly substantial compression of rents and cap rates and still remain profitable.Under that stressed scenario, what's interesting is that the passive investors on deals with preferred returns appear to do fine but the sponsors will not be making much money. 

That with solid liability insurance is all that I feel I need (LLCs are very expensive and cumbersome to maintain in my state).

Most of the duplex to quad you see that meet this rent to cost ratio have one or more items that disqualify it from it being something I would purchase.However, seeing the land is already owned and it is to be better leveraged it seems to be fairly easy to achieve far better than a 0.75% rent to cost ratio on rented ADU buildings. 

Lineman work and maintain all the things that provide electricity to the end consumer.

I'm also fairly sure you'll have trouble finding a tenant that can afford $2,650/mo rent in the area.
