I can help a lot I do this in Columbus Ohio and Miami Florida but as a service for now not purchasing them. if you are going to do larger deals look for the largest gap in entitlements, density, and asset value as a land driver. for example we found a piece of land in Columbus Ohio that was 55k and we just got an appraisal for 1 million based on the rezoning application that we did for mixed use commercial.

We've seen seller financing come back in a big way, and I think it will continue as debt continues to be challenging.Syndication, raising capital for less experienced operators, and those who have challenging deals, will be more difficult in this part of the cycle.What tools/strategies are you using to close deals today?

I'm currently looking into the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat) and need some advice on structuring a deal for a house that's in foreclosure.Here's a brief overview of my situation:Property Value: According to Zillow, the house is worth $649,500.Current Loan Amount: $470,000, which is the current market value without any repairs.Funding: I'm looking for a hard money lender to cover 100% of the purchase cost and rehab cost.Tenants: I already have tenants in place.I'm working on getting the exact numbers for the rehab costs, but I would appreciate any advice on how to structure this deal effectively.
