Mind you they were never talking to me directly like many buyers do, they directed everything through their agent.This was in July 2018 at the was the last I heard from them until a law suit came in the mail in October 2019.

That being said, we never put an estimate on cost of a repair and leave that up to you to do your due diligence and connect with contractors.

I would try to get a feel for the  personal connect I would have with this person, ie. how much of a thorn of a personality would I have to deal with to get what I wanted.

As an investor, I feel that I am in the correct position to succeed, both with cash in hand, and connections with rehab/ GC's in Miami.Thank you for your help!

Best, Justin  Hi Justin - as you've noted - DSCR Loans are typically the best bet for this (Mid Term Rentals) and typically are for these newer/innovative strategies as DSCR Loans are typically done by private lenders that can move and adapt fast (versus slower moving lenders that must follow GSE guidance or banks that are under a lot of regulation and bureaucracy)Check out this article published at the end of last year here on BP that talked about "whats coming next for DSCR Loans in 2024" - Medium Term Rental financing solutions was one of the main topics!

Just last year I expanded my property portfolio by purchasing a four-plex in Los Angeles County (Inglewood area) and a Single-Family Residence in Riverside County. 

You can definitely do out of state investing as long as you have a solid investor agent and real estate team in place - this means being connected with a good lender, general contractor, property manager, etc.
