I want to go through the experience of purchasing the property, establishing a relationship with my PM there, and working with contractor(s) to make some renovations once the first tenant leaves.

I am looking to purchase a second investment property and may buy something that is not updated and needs some renovation.

Then he bought something larger and added some value during one year sold it for a profit of 200 K, plus he wholesaled again and made 50 K. now he invest the 250 k and bought a million dollar property adds value, plus wholesaling deals for 50 k in this year and then he decides to sell again. 

The idea is to complete the renovations, get it filled up with tenants, and then refinance to a lower rate lender.

If i am flipping a house and doing some basic renovations myself (Demo, cabinets, flooring) and using contractors for the bigger projects, do i myself need any type of licensing?

The larger banks are typically the worst.

I have already got notifications from vendors to expect price increases starting Oct 1st, 2018.This will have an impact of all aspects when flipping, renovating and maintaining rentals. 

I now understand you were looking for the things that normal due diligence might miss.I had a person who bought a property that was in a larger town and there was the air space above the house that was sold so that no one could block another building or sign. 

I am very comfortable with the actual renovation, estimates and final results, that is what I do for a living.
