Many investors have full time W2 jobs, myself included.

You'll find operational differences due to political aspects of the local government, at the municipal or county type level.

DSCR requires "No employment" or job seasoning and is 15% for single family and 20% for 2-4 units.

I honestly don't care how much the wholesaler makes on a deal, but you have to ensure that a good operator that you're trying to sell a deal had enough meat on the bone to make it make sense for them.
