If you are finding a seller and a buyer for the same property, making them sign an agreement and receiving the commission for that - it's brokering without license, depend on your state, it's a lot of money and sometimes jail time.There are plenty of lawyers on Ytube trying to make it as selling a contract: unless they give their advice in writing to be responsible when you pay $10K+ to the state, I wouldn't hold my breath.you are not selling a contract: you bring to the seller a purchase agreement (as a listing agreement) to buy his property yourself or someone you know....then you find a buyer to buy it for cash.

Any recommendations I make are based on experience, and not the advise of a professional in fire damage remediation, I am not a lawyer, and any advice I provide you may take with a grain of salt.In regards to the tenant, atleast in NYS, it is their responsibility to have renters insurance to cover their belongings, you are not required to compensate them for any losses.

Essentially: you'd pay a brokerage a low flat rate (usually a few hundred bucks) to literally just list your property in the MLS, and nothing else - you'd still have to offer a reasonable commission to a buyer's agent as part of the listing agreement, and you'd be responsible for setting your own pricing, handling showings, negotiating with buyers, handling the paperwork, etc.

He gave us a written request for permission to make the changes to the toilet, and we are giving him our written permission, on the conditions that he is solely responsible for paying for the work, he uses our approved plumber, and the toilet stays when he leaves.
