I was coming into this strategy thinking of ways to try and increase property value but I’m guessing that shouldn’t be a focal point going the Section 8 route.

Despite the federal death tax increases in 2000 from $675k per couple to $5,45M per couple.

I feel like I am on the right path because the three properties I wanted to make an offer on were quickly sold before I pulled the trigger.One of the most difficult things for me to find is a property which still needs improvements so I can increase the value to justify raising rents and accomplishing a proper BRRRR, but one that does not need a complete tear out and remodel. 

PMI is required for deposits less than 20%.Why are you using 5% for Expense annual increase and only 2% for income? 

Are you doing rehab on this property to increase the value and what is your exit strategy. 

We have been exploring new ways to increase revenue at our apartment complexes. 90% of our tenants are well below market value on rents.

Average rents in San Diego for SFR have increased almost $500 in the last 3 years and for apartments over $500 in last 5 years.  

For the first 5 years, we made little to no money, and being in the hoods we were, very little to no increase in property values.  

Am I able to increase the rent?
