its very much a catch 22 with doing fix and flip rehab.. 

Also DSCR loans although they usually require 20% down and have less than favorable terms if the numbers work I wouldn’t bat an eye, I’ve seen 4.5-5% interest on DSCR loans 20% down and a 30 year fixed.

If not, I would only buy IF I had the ability to look over the property with my own eyes upfront.

Having worked in a W-2 environment for the last 20 years, I've now had my eyes opened to the incredible wealth building power of residential rentals versus the "quick fix" and subsequent tax bills from the land deals I've been doing. 

They are kind of screwed when the IRS catches them.

Remember it's always easier to start high and lower your requested rent than the other way around, and make sure you're exhausting all other marketing sources to meet the eyes of your Target tenant where they are looking before adjusting requested rent down.

When the catch there composure and get back on script, I might say "have you ever thought of being on radio?"
