I deal in SFH with rents 2-2.5x the "low" end rents for my area.  

We are starting our real estate investing business and would like to take the right steps in the right direction before purchasing our first flip.

Some of those banks will also have retail operations, but generally you will get a better rate/fee combo through wholesale (the dozen loans per month mortgage broker gets volume discounts) than if you called that exact bank or lender directly (average consumer gets 1 mortgage every 3-7 years + marketing budget needs to be baked in).

Craigslist, driving for dollars, mls, direct mail campaigns are all strategies that I've used to find deals.

Paul, I am by no means a rental expert so I'm hoping you will get more direction from those who have more experience analyzing cash flow.  

I can't speak for everyone but the wholesalers I deal with that send out mass amounts like that usually own a company full of other wholesalers or the "smaller" wholesalers starting out hire and train others to help them with calls and getting the name out there.
