Don't be a gold miner, don't be a gold speculator, be a general store or bank in the town with all the masses of gold miners!

I also don't have any gold bars hidden under my mattress of random cryptocurrency tokens that may or may not be ponzi schemes...

Do your research and as others mentioned you may want to find a wholesaler you can get you a great under market deal or find a target seller demographic and mail or cold call until you strike gold my friend. 

A one person operating agreement doesn't have to be worth it's weight in gold since you are the only person who would have to agree with anything in it.

I see that Cleveland has been a gold mine when it comes to multifamily properties, I see a decent amount of deals in ohio ( atleast compared to california lol) I  am glad everything ended up working out good for you :).
