It's useful for a BRRRR or flip project, but again, you better know what you are doing and how you can either get the property on conventional/long term financing or sold (if a flip) before you buy a property 100% on borrowed money. 

This debt will eventually end at some point in the future. 

I'm interested in knowing where you are getting your data from to project a healthy ROI opportunity for your Real Estate Investment. 

Sometimes hiring a contractor to do a project here and there will save you time...which costs you money. 

Looking to get started on flipping. I have the entire network and work experience in place. 

That said, they may come out for an inspection at some later point in the future.

Are there many with immediate availability (could be low demand) or are they all booked until a future date (could be a good sign)?

Over the years as they’ve apparently grown bigger, they seem to project a “better than thou” image with a chip on their shoulder and that doesn’t sit well with me.
