I have read a few of the Bigger Pockets books and listened to numerous podcasts, and I have had the fortune of working with people who have showed me how they have done their deals.

Fortunately you likely know people here you can trust but even so owning out of state has hurdles that owning local does not have.  

Fortunately, some banks have started diving into the blockchain already so maybe it's not as far away as we may think.

It's definitely a rougher part of town, but fortunately the street I'm on is relatively safer (basing this on shootings maps). 

Fortunately I have been doing this a while and I have investments that cash flow very strongly and would need to take a huge cash flow hit to not cash flow (the type of hit that has not occurred in my lifetime).Have I always timed my purchases at ideal times. 

While it is a very fortunate situation to be in, I want to make the best of it and there are a few issues I have been consideringFirst is whether I should invest with the cash or get financing.

I learned investing through reading books, biggerpockets.com, Fortune Builders, and REIA meetings.  

I’m not paying a fortune to remove that stuff.

Fortunately they did not spread up to the other apartments.

Fortunately, these were built as  4-units and not hacked up houses so the plumbing design is pretty straight forward.
