I have always felt that if you screen properly you will have fewer problems given the amount at move in.

You will need to find an agency that lets you list and purchase for a flat fee. 

You have to screen people, but there are good people around.

Failure to run credit/screening - that's on the landlord, not the tenant.

They operate in excellent markets, have quality rentals, screen tenants thoroughly and have great communication.
