I think it will be unlikely to find a commercial-style loan for a multi-family property at anything less than 20% down...they will likely be 25% or more at this point.

to do it right you need a pretty big plot 5 to 10 acres and the cost of said in a great location usually makes them financially not feasable thats why top golf has taken off.. they can spend 50 million on a facility because it generates some pretty good revenue.. never looked at it from that stand point I suspect they are a public company..

One thing I run into often are borrowers who are looking for loans based purely on the After Repair Value of a Fix and Flip investment.

They aren't financially responsible if things don't get fixed etc.In my area many out of state landlords designate a local partner, handyman, etc as being their "agent" for purposes of this requirement.If there is a serious issue with the property, I guess there can be no excuse for the agent not to come to the property quickly to at least evaluate and start to address it unlike someone out of state.

The seller would like have to carry back 5% - 10% and it would be unlikely to work for the property that is 68% occupied because the DSCR would probably not support an 85% LTV loan, unless you are getting an absolutely screaming deal.Do the 140 units need rehab?
