I dont think a court here would enforce the terms of a commercial lease that are contrary to our landlord tenant law for residential property but it isn't something I've ever looked into.

Take them to court.

I was doing a search of county court records online, and ran across a "rule to vacate" ruling on a certain individual. 

So once( and if) small claims court rules in my favor, I will contact their employers and set up a pay garnishment and have the money deducted on the monthly basis.   

Worst case, you get taken to JP Court.

I think that's where I lucked out, people may have just assumed it was a single family home, it was also being sold through the court system as-is (joint ownership, one owner passed away). 

If you don’t want to take the time to learn the number inside and out and you only want  to make money by flipping then you can partner with a flipper and or be the financial partner who still make good money.  

Not knowing your personal financial situation, I would go for a buy and hold or owner financing.

Turnkey properties don’t make any sense financially, there’s very minimal returns.
