Now I have fat reserves, fat equity and don't mind purchasing with cash .I use private lenders vs commercial loans and you couldn't get me to blanket collateralize multiple properties if you paid me.

Your attitude in this thread leaves little to be desired and reflects poorly on you.I fully agree with you that in sub2 and any other real estate transaction, there exists unscrupulous characters who belong in a 5X9 cell and not out on the streets taking advantage of the misinformed, unsuspecting, or ignorant.

For about .006¢ they will give you the email address to the telephone number if it is a cell and then send them a monthly picture of your business card using your email provider.To your last paragraph, If you find a deal worth wholesaling you can find the money or mean to buy it...
