They can't see how much work you did behind the walls with framing, quality insulation, updated electrical, super quality craftsmanship on the plumbing.. it matters that you have updated mechanicals and they will quantify it but... what really matters is the quality if your finishing work.

Do you know how to look for updated electric and plumbing?

It is basically adding a wall with some electrical outlets so my guess is we need electrical permit?

I would sacrifice by increasing my savings and buying power, spending more time looking, learning how to find off-market deals and finance them creatively, etc.
