Even if you elect not to take depreciation, you will still have to pay a 25% tax on the depreciation applicable to the property whether it was taken or not.I began including 27.5 year depreciation to my pro forma models because it is a reality which had a positive effect on raising cash on cash and IRR returns as well as equity multiples.

I don't ever plan on buying property in this state, either for investment or myself.There's prop 10 in this state's coming election which would allow local governments to decide on implementing rent controls, which can be really bad news for current landlords in the state.

Each month (or day) that my HELOC gets the principal paid down, the lower my interest only payment is, so if I do fall on hard times, I can elect to make a much smaller interest only payment for a month or two until I get back on my feet, then I can aggressively pay down again.
