1. start with some education whether it be licensing, books, etc.

To date I've started my journey by reading a number of real estate and investment books and have listened to a large number of BiggerPockets podcasts.

My main issue as of now is to find a lender who has products to fit my needs as close as they can so I can begin my journey as a real estate investor earning passive income and providing great homes for my tenants.

Anyway they have proposed a continuing education package that is 25k but me and my coworker can split it. just got into investing earlier this year and have only done one deal which was a flip and I profited a great sum from it.

Take a little more time to educate yourself on a few things:Market analysis: you need to do more than look at tax records or a Zillow estimate, both of which are bad toolsAnalyze rentals: 50% rule, 1% rule, 2% rule, and BP calculators.

I've been listening to biggerpockets.com podcast and I find this forum really educative especially for a real estate newcomer like myself.

I look forward to being an active member here on BP and meeting some awesome people, growing my education, and building the foundation of a successful, self-sustaining, difference making real estate career.
