The podcasts have been thoroughly informative and entertaining while driving to and from work. 

Also consider driving for dollars, posting signs at coffeeshops, etc. 9.

But in advertising it's close to 57 and 40 min drive from Chicago.

Never underestimate the value in driving around to find your own deals.

Thus far I have done some marketing...mailers, yard signs and driving for dollars.

I usually drive to the mailing address (if possible) and speak to the owner face to face.

If they don't understand cap rates and how to use the factors that drive cap rates to determine value they may just be shooting from the hip.
