Your best asset would a friendly real estate agent. find the right person who's willing to help you and educate you along the way. 

I have never personally had issues with insurance even in the valley for my clients now that I think of it. 

House hacking will also give you some personal "property management" experience.

I have several clients that 'self-manage' or have a full time private manager that has enabled them to offer their manager/cleaner (occasionally the same person or couple) double the hourly cleaning rate (compared to national PM companies) while reducing the booking/cleaning fees for tenants. 

My personal preference is to talk with someone who is where you want to be.

Either for violating the Alienation clause or non payment of tax insurance or mortgage payment.Now you friend is trying to figure out what to do. its simple he needs to stroke a check and pay the mortgage off. probably does not have enough time to refi.Now scenario 2.. your friend bought a sub 2 from some one that did the sub 2 and they are not paying your friend is now going to lose his/her house even though they have paid the person who bought it sub 2 ripped his payments and did not pay the underlying and is just a theif.which is it ???
