I doubt IRS has resources to compare the assessed values with real values for every property they encumbered.They slapped a lien cause someone didn't pay the taxes.

If I do this again, no doubt I'll be wiser for the experience.My plan now is to rent this one property out for 12 months, then look at the numbers closely before I make any additional investments.One other note: It is a really great feeling to own the deed to a property outright without a lien holder!

When the 5 years was up, we would refinance and pay off the 2nd.The problem is that I seriously doubt any bank would let you do a deal like this today.A more realistic deal might be to buy something on a land contract.

If the grout itself looks to be in pretty good condition (just dirty) then you have a few choices here...edited to add: if your shower floor leaks its not because of the grout....its because of the lack of membrane underneath the cement board or improperly installed drains...
