The OP didn't say anything how big the house is, it could be 600 sf or it could be 3000 sf, i think the advice on the thread regarding pricing is inaccurate.To the OP, read the book, it will help you.

If it passes whatever rule you want, start finding out the following expenses and compare them to REAL rents in the area: Taxes Sewer and Water Trash Heat/Utilities HOA Cap Ex and Ops Insurance Mgmt Fee - as a % (general consensus here on BP is 10%. include it even if you think you are going to self manage) Vacancy- as a %. (8% represents 1 vacant month/unit/year)Can you recommend where I can get a more accurate rental analysis sheet?

If you only knew what these dogs go through with some owners, you'd sympathize a bit more...being left in a cage and beating the cage with a stick to build aggression...putting two dogs on treadmills face to face, inches apart, but  tied up so they can't reach each other to build aggression...throwing two dogs in the trunk of a car and riding around till one kills the other...OP, it's unfortunate what happened to your husband and I hope he heals very quickly.
