They used different strategies: house hack in CA, STR, buy off market, buy OOS, SFH, multi-units, buy large apartment complex with other investors, etc.Thoughts on 1031 exchange to DSTs to try be more passive (no more dealing with PM, renovations, repairs,  tenant issues) but I've heard the money is trapped for 2 to 5 years depending on the operator, still researching DSTs. 

When that happens there is NOTHING you can do in the short term to resolve those issues.

Hello, Currently I am in the beginning stages of doing my first fix-and-flip with a Hard Money Loan and I am running into an issue with the Hard Money Lender and Realtors in the area.

And is this an issue I should fix?

Sounds great to me but I want to make sure there aren't any logistics issues I may run into with having an 18 month lease.

I agree about the tile, it needs to be maintained and we prefer to havve less maintenance issues.

Also, if there are any potential issues with pollution such as inground tanks, you need to know that you own the cleanup as the property owner.

However, I am having issues finding a good area with good growth at a good price. 

Intra-tenant issues can be more since they live so close to one another.

I am wary of regional banks after the issue last year where quite a few had to be bailed out in order for people to withdraw their funds.
