In the event you go to court, 100% of SC judges will be familiar with the "standard" SC lease... and I'd bet 0% would be familiar with the custom lease.

I know that in 10 years the bill will come due, but I am betting on myself and trying to scale fast now and then snowball the debt or refinance to a commercial blanket loan when I've accumulated enough property to get the bank interested. 

Your best bet is to call other landlords in your area and see what other similar homes are renting for.  

I bet even if the city couldent commit money to this, if done in the right area the city would be willing to provide some more police patrols and possibly some help in the obtaining of permits.

But what I found out with the fridge is that they will make it so painful and draw it out so long that they are betting on the end user getting frustrated and just calling someone else to get it fixed quickly. 

I bet there are a lot of local investors that invest in either Grand Rapids or Indianapolis as both are 3 hours away from here and good rental markets.

With 40 acres zoned ag, your best bet is to lease out for cattle ground. 40 acres is not a whole lot in those parts of the world for cows.
