Modern code would be for there to be a dedicated 20 amp circuit with a GFCI receptacle. 

Our first plan was to get into the storage unit business, but I think we've found the Mobile home (or RV park) business more enticing.

The loan also works for 1-4 unit residential properties, or a portfolio of them, in addition to multifamily/apartments, mobile home parks, strip malls, etc, as long as there is cashflow.

I don't deal with mobile homes but this was my first and it worked out well.

But developing the skill set to determine which parts of town and which homes as well as the skill set to operate those two low-end homes as successful rentals, that usually takes a lot more specialized, dedicated work than buying a nicer home in a nicer part of town that you may or may not live in and successfully running it as a rental.

Definitely important to make sure you have a dedicated team in place if you decide to invest in an out of state property that you've set your sights on.
