I have a customer who rehabs in the city , the first thing he does is boards up all ground level windows and doors with 3/4 plywood .

When I buy a new property and if I plan to do most of the work myself, I will dedicate about 12-16 hours on the weekends every weekend for repairs. 

After I started my policy I called customer service to make sure this was the case.  

I've decided that REI can be wealth and freedom building strategy that will allow me to dedicate my time where I choose without worrying as much about how to pay the bills each month. 

Very few are only dedicated to one company/person.

This is decent finishes, metal roof, granite, wood, custom tile shower with multiple heads, upgraded insulation, 16SEER HVAC (only needed 13SEER) etc...

Of those three, the turnkey provider I know in Indy is by a long shot the best of all the providers I work with (customer service wise, consistency, he's NICE, and very accommodating).

This allows you get paid for your time while allowing the customer an out if they don't feel you add anything to their business.

If it does not appraise and you fall oout of contract...it is your benefit not to ever receive the the appraisal as you may possibly need to produce it to the next buyer as a disclosure depending on local law and customs.
