Budd Haungatau I see your point about wholesaling (in which I'm still learning about as well, again only a week old into this) though to attain a property for under contract for say, $35k, I would probably need to go the creative financing route since my credit is shot right now, right?

@Mark Gallagher - If time is of the essence and you don't have time to do a full title search prior to bidding, and auction terms say a SWD will be conveyed, do you feel comfortable bidding on the property (knowing that is it is vacant and in decent condition, walk through done, minimal work needed)?

I am not sure what area the properties you referenced are in or what the real estate market is like there, but if the homes were decent or had potential, where I am from (Central TX) the amount would have been bid up significantly from there due to the competition and real estate market conditions.

With the high credit score and decent income, the applicant wouldn't worry me about that.Regarding the pet, I would stick by my pet fee and pet rental fee.

We are buy and hold investors based in California, yet choose to invest in Cleveland where cashflow is far better.Our philosophy is to buy SFRs in 'B' neighborhoods that are primarily owner occupied and also have decent school zones.
