How do I get them to sign the lease, or can I just get a written confirmation move in date then have them sign the lease?

Identifiers, price, contingencies with dates (cash/loan/closing cost, appraisal, inspection/ title co).  

Does it have a sale date on it?

They mentioned multiple filings and hearing dates and there are restrictions on how long the stay lasts for the 2nd and any other filings.
