Hi,Please suggest good company who can do secured and unsecured line of credit.

I have a motivated seller who said he doesn't care about his credit or a foreclosure he just wants some money in his pocket.

Possibly pay off some credit cards/student loan debt with any remainder.Cash-out refi and basically do the same thing (i.e. put substantial down payment on another property/pay off debt) .

What you need is a national portfolio lender/credit union.

What sites do you use to run background and credit checks?

I've found a lender that will give me a business line of credit on the combined equity of my properties.

He was transferred from England with his job and because I couldn't get a credit check, his folks, who are also English but already lived in the US, guaranteed his rent payments.

Call a local community bank, credit union or national portfolio lender.

You don't want to give credits or consider the option as a down payment.
