So basically I am here in an effort to find some more ideas on creative financing, and how I can put the money we currently have saved (around 30-40k) to work for us, in an effort to get into the market.

Be prepared to provide proof of income, proof of funds for down payment (Bank statements, 401(k)s, IRAs, other), past two year tax returns, and the list of all other assets.

Be prepared for anything, communicate well, and have empathy.

Just be prepared for the tenant to possibly go to court for an order to show cause which may delay things a few weeks.I have been dealing with a holdover for 11 months, they declared bankruptcy.  

I’m just preparing ahead of time. 

Be creative, but make sure the partnership is a win/win that benefits both of you.BTW, you need an attorney and an accountant... now, not at closing.

Negotiate office fees lower instead of 200 a month say 75. be prepared to spend most of your day on the phone calling people.

Do you close creative deals such as wrap-around-mortgages, or subject-to transactions?

Make your offer, be prepared for them to not even respond if the offer is to low, and move on to the next potential deal while monioring this one for the future.
