I agree about friends and business not mixing well but family maybe it depends on the relationship and dynamic of that family and which member of the family chosen.

One thing not listed here is that the newer home may have a s high as 4% taxes, where the oder one may have 1%.Foundations issues and a new roof are expensive, though, i I agree, this one may not be the best wholesale deal to find.

UPDATE:   I renogiated the terms of the deal and got the seller to agree to a traditional deal. $1,500 earnest money, held by a 3rd party.
