For strategy I'm leaning towards multi-family 4-plex units because I like the idea of consistent cash flow, and vacation rentals kind of turn me off because it's so seasonal and under attack from counties who have a housing affordability crisis (re:everywhere).

I have a couple connections in San Diego, however, I'd prefer to invest outside of California in a city that has shown an increase in population growth over the past couple years and also leans on the landlord friendly side.I understand how difficult the process will be when investing from afar, however, I recognize that there are fewer differences between investing in say, Arkansas, from California, than investing in the same home from China.

Then, lastly, I'd address any convenience / personal preference items.Items #2 and #3 might flip-flop depending on the severity of the "small" issue ... if I was confident I could complete the value add item and still address the "small" issue before it turned big, I'd consider it.Good luck with everything!

We created leverage by leaning on prior relationship with the seller (I had purchased a deal previously), appraisal and tax records attesting to value, and I shared with my broker that I was also negotiating a deal for a 25 unit apartment complex with the same seller (potential to gain future business or lose it based on this experience).
