- the ARV considers comps in the area once the place is in good shape for a regular sale  NOTE: the offer I'm making of course contingent to inspection on all units and a last thing to add is that the owners just want to sell and are not interested on anything concerning this property.My intention is to hold the property and probably add some other structures after a few years.

I decided to proceed and submitted an offer over asking price, with financing, yet waiving the formal financing contingency.

I would make any offer contingent on a lease agreement executed at closing but even if I got everything I wanted in lease negotiations, I still can't seem to get past item 2 above.

The contract would have certain timelines for inspections, fiancee contingencies etc. 

Is it likely they will accept an offer contingent on me selling my house???

Yet, somehow, people use the mortgage appraisal to satisfy the contract contingency all day long.

It's not that someone smart starting out on their own can't be a good operator, but they need to have systems in place to handle everything and contingencies if something happens and the One Man Band can't do it all. 

Just build in some weather contingency into your proforma.
