I read this topic about removing PMI http://www.biggerpockets.com/forums/50/topics/1109...I just want to confirm that banks can make the first year of PMI a requirement no matter what.

I have heard there are papers you can ask them to fill out to confirm what they are paying in rent and who owns the appliances etc. 

I plan going to his employer to confirm his number had been changed if they will cooperate with me or should I give him the 7 day notice to provide this information?

We use Buildium Property Management Software which allows us to simply click a button and email notices to any of our tenant that have not paid yet.

What is the number uses of Property Analysis Software reports per month under the "Plus" service?

Also always wait until the tenant is out before you do any of that and send his safety deposit minus the fee along with the statement  to him by certified mail with delivery confirmation to his new address.

It defeats the whole purpose of using a software.
