@Tim Roberts I can send you some examples of multistate portfolios I have done for investors in the last few months.I think you will find there are very competitive insurance programs for the CA properties, but they are only available for CA properties.IL & CO are a little easier to combine onto 1 policy while keeping the premium competative, but the hail and wind issues in CO may make sense to break them out again into separate policies.

Well to answer your questions I am not looking for you to lending me money LOLI believe you simply fractionalize the beneficial interest in the deed of trust.. there is a disclosure form right on the BRE website for this.. generally 10 investors or less on a DT is the safe harbor for any securities issues.when I had my HML shop in Oakland every single loan we had on the books was multi bene and that was 50 million worth of them LOL...

:-pAnyway I've been looking to house hack either a multi family or a SFR with an in law (live in the in law) but everything is so expensive that even saving up the 3.5% would take me forever and I unfortunately currently don't have anyone I could ask for it.My idea is to somehow find an off market deal (less competition) that needs a bit of work.
