It might also be a smart move, if renting to college students, to have their parents co-sign the lease as a way to guarantee payment when the tenant might not have an income.  

Get your feet wet, talk to sellers, find different levels of motivation, and potentially come across investment opportunities or listing opportunities.Start taking action in whatever you choose.
