If you want to hand a business over to your child, then you can hand over an investment portfolio just as well.If you want to hand over a real estate business, but need to "learn" and have your child "learn," then sell some stocks and bonds, invest locally in a niche you like (probably multi-units, but that's up to you) and hire a property manager who is willing to explain to you what he is doing and why he is doing it the way he's doing it.
