@Matt Hoiles getting your GC license in TN requires quite a few hoops - 3 years of experience, passing an annoyingly hard test, and carrying things like worker's comp insurance.

I have it at $230k, some of that doesn't have to be addressed right away (exterior items) and some of that is contingency ($20k) and 6 months carrying costs which could come down a bit if we get it done quicker.
