If it just needs cleaned, schedule your cleaner and carpet cleaner the day after they move out and you should be good, unless you know there are repairs that have to happen first.  

Generally if it is something like carpet and you replace it with similar carpet, you claim it when it is done (ie current expense). 

It looks great but much more costly comparted to carpet so I question if its worth it.I do see carpet tiles in many offices I visit so I am just unsure.Thoughts? 

It had new carpet installed throughout when I purchased it, and is in great shape otherwise.

In some cases, yes cap-x should be 24%, when you have 17yr heating system, old single pane windows, aged roof, aged carpets, 80's finishes, because all that stuff will be a heck of a pile of $ to replace.

Floors: carpet 5 year life span, laminate and lvp 10 year life span, hardwood floors 25-30 years(refurb every 10 years or so),tile 25 years.  

I was quoted $400K with basic finishes for a good old Chicago two flat last year (shakers, white trim, oak floors, two HVAC, electric, water, carpet in basement at 7.5' standard, etc.).

I was getting super tired of renting 1600 to 2700 sq ft homes for as low as $1300 and when a tenant moved it was costing me $6,000 to $8,000 to clean and carpet almost every home.

That wouldn't be enough to even replace carpet in one room, but it will reduce your risk a little.My personal policy is that I do not keep tenants that blatantly violate the lease.

Some could be major rehabs, others could be paint, new carpet finish and so on.
