If it just needs cleaned, schedule your cleaner and carpet cleaner the day after they move out and you should be good, unless you know there are repairs that have to happen first.

Generally if it is something like carpet and you replace it with similar carpet, you claim it when it is done (ie current expense).

In some cases, yes cap-x should be 24%, when you have 17yr heating system, old single pane windows, aged roof, aged carpets, 80's finishes, because all that stuff will be a heck of a pile of $ to replace.

Floors: carpet 5 year life span, laminate and lvp 10 year life span, hardwood floors 25-30 years(refurb every 10 years or so),tile 25 years.
