The holes were for hanging plastic inside and outside to prevent lead dust getting out.

Very broad question, but you mentioned syndication or going at it alone, so addressing that....simply put, if you can hang on to your equity in a good deal, do it.

It's about $1,500/year just to stay with the board(s) and MLS, and then to hang your license starts at about $80/month in most companies. 

It's not necessary to buy the most expensive tool of each type, but don't use a screwdriver as a scraper or a pliers as a wrench.When you get beyond a toolbox set, it's nice to put up pegboard on a garage wall so you can hang and organize most of the tools.
