 :)So, get a big pile of investment money, then invest REALLY WELL (and get lucky to boost the average rate of return) is probably the best bet.If you are purely asking from a REI perspective, I would think you would need to be investing continuously and heavily and identifying and jumping on markets when they hit the bottom and riding them on the way up.

Moral of the story, SAFE Act for Virginia effective date was July 1, 2010 so if your loan predates that date you are likely exempt from license requirements.If I run with the assumption of Origination Date around December 2009, there is a chance you still have some equity insulation in the property.
