I was recently driving for dollars and I came across a property that was definitely vacant.

Basically, in cases where you take on debt in order to make a distribution to the owners of a business, the portion of the debt related to the distribution may not be deductible.

You're better off calling because you'll drive all over God's country and maybe the guy is there, maybe not.Rates have risen that high and will continue to rise. 

Hope you and @Mitchell Benson are able to come to an agreement.Otherwise, drive neighborhoods/use MLS and look at the multi families listed.

Should I provide linens, silverware, basic kitchen condiments, spices, etc?  

I've gotten different suggestions: either conduct a basic remodel of the kitchen and bathroom, or undertake an extensive gut and remodel and convert the kitchen + living room to one large open space (that came from one of the GC's who does flips in the area).
